Ипотека с прямым погашением погашается в течение срока кредита равными по сумме ежемесячными платежами. Каждый месячный платеж состоит из суммы процентов, части основного долга, суммы налогов и страховых взносов. Процент начисляется ежемесячно на остаток долга. По мере сокращения суммы долга сумма процентов уменьшается, в результате чего в каждом последующем платеже возрастает доля, предназначенная для погашения основной суммы долга. Поскольку налоги и страховые взносы уплачиваются кредитором (кредитующей ассоциацией), эти суммы прибавляются к остатку основного долга. Это происходит на протяжении всего срока ипотечного кредита.
